Due to the fact that this site has experienced previous development in the floodplains and the fact that the majority of all present land use occurs in these floodplains, there is not much reason to keep redevelopment out of these areas. But, there is no need to increase development in these floodplains as outlined in hot pink in the image above. A 59-acre increase is proposed and much of this area supports wetlands as well.
