Plans
Because
landuse and growth management go hand in hand, in order
to further the land use principles set forth in the
Town of Charlestown Comprehensive Plan 1991, Charlestown
has implemented a three phase
Growth Management Plan. This plan has established
a growth cap based on school capacity, impact fees on
new development, new zoning ordinances and is now continuing
its efforts toward controlling growth in a fourth phase.

The zoning regulations set the standard for what future
development of the town will be and are therefore a
useful planning tool. This zoning map demonstrates the
large amount of the town that is zoned for residential
development. Should the future development of Charlestown
follow the plan of this map, not only will the rural
character of the town be threatened, but also the stability
of its water resources and fragile ecosystem may be
compromised. Please note that the coverages used to
make this map are from URI and are still in draft form.
Here is a description of the
types of zones displayed in the map:

Commercial zone-Zoned for stores
and small businesses (there is an excess of land that is zoned
as commercial in Charlestown, indicating its
Industrial zone- Zoned for high intensity uses such as
factories
Low Density- Low Density Residential: 2 or 3 Acre minimum
lot size
Municipal- Schools, airports, town hall, and some recreation
Open Space-Land protected in perpetuity, not available
for development
Planned- Planned Development: flexible type of future
development, subject to site plan review
R20z zone - High density residential: 20,000 sq. ft.
minimum lot size
R40 zone-Medium density residential: 40,000 sq ft. minimum
lot size
Tribal Lands - Narragansett Indian Tribe Settlement Lands
