Zoning Definitions:
RE-2
(Residential District): The
purpose of this zone is to provide the adequate
land suitable for residential development where
the minimum lot size is 2 acres so that one is
able to maintain an adequate water supply and
sufficient soil for individual septic disposal
systems.

RU-3
(Rural District):
This zone provides land suitable for low density residential
development with minimum lot size of 3 acres to create
a blend of residential areas, forests, farming and recreational
activities.
RU-4 (Rural District):
This zone is similar to RU-3 although the minimum lot
size per housing unit is 4 acres with the intention
of preserving the area's rural character while allowing
for existing and future farming, forestry, conservation
practices, and recreational uses.
CR-5 (Conservation / Recreation):
This zone is, "established as a separate district
to preserve and protect an area abundant with natural
resources, landscapes and sensitive soils having sever
limitations, and to provide for a natural mixture of
residential and recreational uses." The minimum
lot size per housing unit is 5 acres.
B (Business): This zone
provides areas for business that allows commercial activities
to serve the needs of the immediate surrounding community.
Each business must contain, within its own lot, the
wellhead protection for the well supplying all of its
water. Only specific uses are permitted.
LB/R (Light Business/Residential):
"The purpose of this zone is to allow the development
of low density commercial uses including residences,
home occupations and light business uses and to provide
a buffer to the existing general business uses that
exit. All uses are subject to development plan review
requirements."
LI (Light Industrial):
This zone is intended to provide areas for future industrial
and commercial developments based on the land characteristics
that make it safe to do so. Furthermore, these establishments
must submit to a 250 persons maximum capacity and provide
within their own lot, the wellhead protection for their
water supply.
OSPL (Open Space and Public Land):
This zone encompasses all land protected by the state,
local, or private interests to afford future protection
against the future conversion of these lands. More land
can be added to this category once it is acquired for
this purpose.
GWOL (Groundwater Protection
Overlay District): "The purpose of this
zone is to preserve, protect and maintain the quality
and quantity of groundwater supply and groundwater recharge
areas," as this is the source of current and future
water supply sources. It is necessary to create further
regulations to guard against the contamination of this
resource because of its special vulnerability because
of its specific conditions. More details about restrictions

Planned Districts: This
zone is intended to allow the town extra control over
future planned commercial and industrial sites like
Ladd Center and Dorset Mill.
Included in this plan, are village center districts,
planned business, light industrial development districts,
and rural residential compounds.
