Some of Richmond's undeveloped
land is known as "marginal" or "unsuitable
for development." It is deducted from the
buildable acreage of the parcel and applies to
the following land:
freshwater wetlands,
except that area of perimeter wetland within
50 feet of the edge of any bog, marsh, swamp
or pond; or any applicable 100 foot or 200 foot
riverbank wetlands
areas within a High Flood Danger zone
land within any publicly or privately
held easement on which above-ground utilities,
including but not limited to electrical transmission
lines, are constructed
