CLUSTER ZONING: A zoning ordinance that
restricts construction of homes to adjacent corners of their
respective properties, leaving large swaths of land as "open
space." This technique helps to maintain a community
with a more rural appearance and decreases the need for redundant
infrastructure.
GROWTH CAP: A limit placed on growth, usually
on number of housing units that can be built in a town.
IMPACT FEE: A fee rendered on construction
of new buildings aimed at charging the developer for the municipal
costs which his/her construction draws on the town. Often,
these funds are labeled by the town for preservation purposes.
GROUNDWATER PROTECTION OVERLAY DISTRICT:
A district which is identified as being important to the protection
of groundwater and therefore subject to restricted building.
RARE SPECIES OR CRITICAL HABITAT PROTECTION
AREA: Areas which are designated as being habitat for rare
species or specifically protected habitats are subject to
restricted building or outrightly designated as "unbuildable."
